How do I prepare for a pre-purchase asbestos survey?

Preparing for a pre-purchase asbestos survey is straightforward and helps ensure the surveyor can inspect the property thoroughly and efficiently. While most of the work is carried out by trained professionals, there are a few steps you can take to make the process smoother—especially if you’re the buyer arranging access through the seller or estate agent.

Steps to Prepare for the Survey

1. Arrange Full Access to the Property

Ensure the surveyor can access all rooms, including:

  • Lofts and attic spaces
  • Basements and cellars
  • Garages, sheds, and outbuildings
  • Cupboards, under-stair storage, and service risers

Let the seller or estate agent know that the survey will involve checking these areas.

2. Notify the Seller in Advance

Because the survey may involve minor disturbance (such as taking small material samples), it’s important to get permission from the current owner. Inform them that:

  • Samples are small and taken discreetly
  • The process is safe and non-destructive
  • All areas must be accessible for a complete inspection

3. Provide Any Existing Documentation

If the seller has previous asbestos reports, renovation records, or maintenance logs, share them with the surveyor. This can help identify known asbestos-containing materials (ACMs) and avoid duplication.

4. Secure the Date and Time

Coordinate with the estate agent or seller to confirm when the property is available. It’s ideal for the property to be unoccupied during the survey, but not essential.

5. Prepare for Lab Results and Reporting

After the visit, samples will be sent to a UKAS-accredited lab. Results and a full written report are usually available within 2–3 working days. Make sure you plan enough time for the survey and reporting before your contract or purchase deadline.
